Terms & Conditions

Booking Terms and Conditions
In these booking conditions, ‘you’ and ‘your’ means all those named on the booking form, including anyone added at a later date. ‘We’, ‘us’ and ‘our’ means Lincolnshire Coastal Cottages.
Please read all the other information referring to your booking, including all information and any specific conditions or restrictions set out in the website description.

When a contract between us is made
When you submit an intended booking for Lincolnshire Coastal Cottages, you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This is not a confirmed booking. The booking is confirmed and a contract entered into only when, having received your deposit (or the full balance if the booking is to be made within 6 weeks of your arrival) we send you a booking confirmation email showing that your deposit has been received.

Payment
When you book, you must pay the deposit amount then due by debit or credit card, or by bank transfer.  If the deposit is not paid within 2 days, the said date(s) will automatically be made available again (unless you have advised us of the delay and the revised payment date).  We must then receive the rest of the money owed no less than 6 weeks before your stay begins.  If you book less than 6 weeks before your stay begins, we must receive full payment of the total cost when you make the booking.  There is no additional charge for debit or credit card payments.
If you do not make any payment due in relation to your booking by the appropriate date, we are entitled to assume that you want to cancel your booking. In this case, your booking may be treated as cancelled immediately with the deposit not being refunded.

Covid-19 Specific Conditions
If you or any member of your party develop symptoms of Covid-19 before your holiday, please let us know straight away and DO NOT come to the accommodation.

If you or any member of your party develop symptoms during your holiday, please let us know and return home immediately.

If you or any members of your party develop symptoms 14 days after your departure, please let us know immediately.

Cancellation
If you cancel your booking, you should notify us by email or telephone.  Only when you receive an email acknowledgement from us confirming your cancellation is the cancellation accepted.

If a cancellation is made up to 6 weeks prior to the arrival date, the hirer will forfeit their non- refundable deposit payment.

If a cancellation is made within 6 weeks of the arrival date, the hirer will forfeit the non- refundable deposit payment. The holiday will be re advertised and should we be successful in securing a replacement booking, the hirer will receive a refund of the balance payment, less a £50 cancellation fee.

Please note we will make all reasonable efforts to re-let any cancelled booking by promoting it through the website, social media outlets and all or our linked websites. Should it be necessary to reduce the price or length of the booking to obtain a replacement and it is therefore cheaper than the original booking, the cost of this will be retained along with the non- refundable deposit.

If a cancellation is made within 6 weeks of the arrival date and we are unable to secure a replacement booking, the hirer will forfeit the full payment of the booking.

If you have to cancel your booking because of the recent UK government public health measures mean it is unlawful to travel to the accommodation, or we have to cancel your stay due to government restrictions or lockdown relating to Coronavirus or health measures/pandemic, you may choose to:

  • Transfer your booking to a later date free of any admin charges, subject to availability. You will be required to pay any difference in price, should the cost of the new booking be higher than the original holiday. If a new booking is lower in price than the original holiday, no refund will be given.
  • WE STRONGLY ADVISE GUESTS TO TAKE OUT THEIR OWN TRAVEL INSURANCE. This will then cover for any cancellations made due to illness and restrictions, resulting in you or a member of your party having to self- isolate.

Should it be necessary for us to cancel a booking for reasons other than the above mentioned, you will receive a full refund.

Booking alterations made by us
It is unlikely that we will have to make changes to your booking arrangements but occasionally, as we make the arrangements for your bookings many months ahead, we may have to make changes both before and after bookings have been confirmed or we may have to cancel confirmed bookings. While we will always try hard to avoid changes and cancellations, we may need to make them at any time. Occasionally we have to make a ‘significant change’ such as a change of property, or changing the departure time by more than 12 hours. If we need to do this, we will let you know as soon as possible. If we have to make a significant change or cancel your booking, and as long as there is time to do so before the departure date, we will offer you three options:

  1. You can accept the changed booking arrangements we offer you;
  2. You can transfer to another available holiday period (the price may be different);
  3. You can cancel your booking (together with a refund of any amounts you have paid).

You must notify us of your choice within 7 days of our offer. If you fail to do so we will assume that you have chosen to accept the change or alternative booking arrangements.   The options shown above are not available if any change is a minor one or if the change or cancellation arises out of alterations to the confirmed booking which you have asked for or your failure to pay the balance of your booking cost by the due date notified to you. If we make a significant change or cancel your booking within 4 weeks before the date of departure, we will pay you compensation of one hundred pounds. However, there is one exception. We will not be legally responsible for any compensation if we are prevented from carrying out our responsibilities under this contract as a result of events beyond our control. This means an event we could not, even with all due care, avoid.

Arrival and departure
You can arrive at your property at any time after 4pm on the start date of your rental period. You must leave by 10am on the last day. If you fail to arrive by midday on the day after the start date of your holiday without letting us know, we may treat your booking as having been cancelled by you. In this situation, we will not refund any money you have paid.

You and all members of your party agree:
to keep the property clean and tidy;

to behave in a way at all times while at the property which does not break any law;

not to use the property for any illegal or commercial purpose;

not to sublet the property or otherwise allow anyone to stay in it who we have not previously accepted as a member of your party;

not to behave in an anti-social manner, or otherwise act in a way which may disrupt or affect the enjoyment of others;

not to allow more than the maximum occupants to stay overnight in the property and not to arrange for visitors to the property without our advance consent. Under no circumstances may more people stay at each property than there are beds. This is an important insurance requirement. The number of guest in the original booking confirmed by us cannot be exceeded without Prior notification of the hire period;

to be responsible for and agree to reimburse to us all costs incurred by us as a result of any breakage or damage in or to the property, which is caused by you or any members of your party or any other persons invited into the property by you;

to leave the property in a reasonable state on departure. If additional cleaning is required, to reimburse us for the cost of this cleaning;

to notify us immediately, if you discover that anything is missing or damaged on arrival or during your stay;

to allow us to enter the property (without letting you know first if this is not practical or possible) if special circumstances or emergencies happen (for example if urgent repairs need to be carried out) or if you break any of these booking conditions, or any other terms and conditions that apply to your booking and/or the property.

Anybody found not adhering to these conditions may be asked to leave

Pets
We allow one dog per property providing we have been notified.   Dogs are not allowed upstairs, or in bedrooms, on furniture, or in the Hot Tubs. Please do not leave your dog unattended in the property. Please make every effort to avoid your dog fouling the grass and gardens and take care to respect livestock on the farm. They must be under strict control at all times.

If a garden is described as enclosed it does not mean that it is ‘escape-proof’ for pets. Guests must exercise their dogs in the areas permitted and not use the patio area as a dog toilet as it makes it smelly especially in the warmer weather! Please be aware that there may be other guests in other cottages so please don’t allow your pooch to disturb other guests. Not all of our guests bring dogs or are in fact dog owners. With this in mind we ask guests to be respectful and please do not allow their pets onto the beds. The removal of muddy paw prints and dog hair is a challenge and could result in the extra cleaning charges being deducted from the security bond. Please note- there will be a charge if the patio area has to be sanitised or the gardens cleared due to dog fouling. Please be respectful of the Environmental Stewardship areas on the edge of the farm and observe relevant rules on the Nature Reserve.

Smoking
All accommodation is strictly No Smoking. We do not allow smoking inside. You can smoke in your patio area

Hot Tub

In accordance with Health and Safety guide lines, the quality of the water and Ph levels will be checked in accordance with the manufacturer instructions daily by a member of our team. These checks usually take just a few minutes, if you would like them to be carried out at a specific time of day please discuss this with us, and we will try to be accommodating as possible. If you have any concerns about the hot tub – please notify us immediately.

It is important for your safety and enjoyment of the hot tub that you read the following safety guide carefully and adhere to all of the rules. Failure to do so may result in monies being deducted from your security deposit:
